626 Flatbush Avenue is a planned 23-story mixed income and mixed-use development in Brooklyn’s Prospect Lefferts Gardens neighborhood. The project is located within a five-minute walk to the B/Q express train subway stop at Prospect Park (one stop past Park Slope’s Seventh Avenue), and one block from the 585-acre Prospect Park. Units on the sixth floor and higher will have unfettered park views, as well as views of Manhattan and the Verrazano Bridge.
Eighty percent (80%) of the units will be rented at market rate, and twenty percent (20%) will be restricted to rents affordable to households earning no more than 50% of the area median income. The project will include approximately 4,000 square feet of retail at grade and approximately 3,000 square feet of community facilities on the second floor. Rear-yard surface parking, as well as a lavishly landscaped inner courtyard and numerous building amenities, will serve the building residents.
The residential tower is designed to set back 100 feet from the street wall, while the commercial portion of the building continues the 2- to 3-story context of the neighboring area. The brick facade and ‘proscenium’ gesture at the roof of the lower and upper roof were also selected with the neighborhood context in mind.
626 Flatbush is expected to achieve LEED and ENERGY STAR status, certifying that it has met stringent requirements for energy efficiency and environmental sustainability. Hudson acquired the site with an acquisition loan provided by Enterprise Community Loan Partners and the New York City Acquisition Loan Fund. Construction financing is provided by the New York State Housing Finance Agency and Citibank. Completion is anticipated in early 2016.
